I built Naiteshift because the economics of short-term rentals in the UAE are stuck on a bad tradeoff. The day-to-day work — guest messages, cleaning handoffs, pricing tweaks, DET compliance — is linear. It's manageable. It's also enough hours that most owners eventually hand it to a management agency, which then takes 10 to 15 percent of revenue for doing it. That's typically the single biggest line item standing between you and the ROI your property was supposed to deliver, and the gap widens the more units you run. The work is real. Handing over a double-digit slice of your revenue to make it disappear shouldn't be the only option.
What I'm building
Naiteshift is an AI operating system for short-term rental portfolios. It replaces both the fragmented point tools most operators stitch together (PMS, pricing engines, guest messaging, cleaning trackers) and the traditional management agencies that take 10 to 15 percent of your revenue. Instead of buying five subscriptions and hiring a coordinator, you get a single system that autonomously handles guests, prospects, cleaning crews, service contractors, pricing, and compliance — designed to give a one-unit owner the same operational leverage as an institutional operator, and to keep that leverage intact as the portfolio grows.
We're launching in the UAE in fall 2026, starting with Dubai and Abu Dhabi. The company is operated by Smarter Every Day FlexKapG, an Austrian company.
Why I'm writing this blog
Most of what's published about UAE short-term rentals is either thinly-rewritten DET press releases or listicles chasing SEO traffic. I write this blog for the landlord who needs to know how things actually work: which Dubai holiday-home permit category applies to a furnished studio in JVC, what a realistic cleaning turnaround costs in Business Bay, how the tourism dirham fee shows up on an Airbnb payout, and where the Dubai Economy and Tourism portal will and won't meet you halfway. Dubai is where most of the concrete material starts because that's where the regulation is most active — expect Abu Dhabi DCT and wider UAE coverage as the blog grows.
Every post here starts from a question I've actually had to answer myself or watched an operator struggle with. If I cite a regulation, I link the official source. If I'm uncertain about something, I say so. If AI tools helped me draft or research a post, I'll tell you that too — the Who, How, Why behind each article matters more than the word count.

Background
Before Naiteshift, I spent more than 35 years delivering technology for clients — hardware and software projects, from small builds to enterprise scale. In recent years I've focused that experience on super-high-end smart homes and luxury living spaces through my current company, Smarter Every Day FlexKapG. Working at the intersection of premium residential technology and guest experience is where the Naiteshift idea came from: the systems thinking behind a well-run smart home — presence, scheduling, service handoffs, the right answer at the right moment — is the same systems thinking a portfolio operator needs every hour of the day.
I hold an MBA in Business Information Systems from Johannes Kepler Universität Linz, and I write and think a lot about what I call the one-person unicorn idea: AI is finally letting a single operator run what used to take a team. Naiteshift is my attempt to prove that thesis in a real market — one where there's real margin for operators to reclaim.
I live in Upper Austria. My core values are reliability, handshake quality, openness, and a positive attitude — toward people, toward building, toward life. If you're an operator and something you read here is useful, that's the whole point.
